Yes you can. Just because it is not posted on some rental site does not mean it doesn't exists. Most rentals in the area are not done through the internet. What you need to do is to drive through the city and look for the signs of FOR RENT. Be careful what you wish for. The bad parts of El Monte are not for everyone. My family rents homes with 2 bedrooms in San Gabriel for 900 and 925. All you have to do is to look. Try looking in the area of Valley Blvd and Baldwin Ave. There are plenty of cheap apartments located within one mile of that intersection. Try looking in the Penny Saver or SGV Tribune papers.

Never been there and don't have a clue. Can you pull it on map quest for a map as well as time and distance? If it said one hour then leave two hours early and you should certainly be there on time which will be the one thing in your life that you will likely be concentrating on for the hour or two before your appointment. If you are late, you can't do it over. If there is an accident or you break down causing you to be late, then you did not plan well enough. Welcome to corporate America.

Knowing only the city, without knowing if a particular residence is in a Mello Roos development district, will not help you to know your tax rate. This information has to be disclosed during home sales. A real estate agent will be your best source of information on what developments have Mello Roos districts and which don't.

I'm with you on being careful who to rent to, it can so easily end up a disaster and as you know, it can take months to evict. It's just not worth the hassle and headaches. Seems like people all over have been moving to cheaper areas or moving in with family/friends, leaving a lot of vacancies, so you have to try something new. Have you tried targeted marketing? Are there any hospitals, schools/colleges (employees, not students), relatively close by where you can put up an ad on an employee bulletin board? If you don't get any bites there, then branch out further. Does the building and apt look clean, well-kept and pretty? If not, get it cleaned up, no tenant junk around, the outside surface washed or rinsed off if it looks grungy -- although the rain is probably taking care of that. Colorful flowers planted around the front of the building are an easy quick enhancer. Some people feel more comfortable if they see the apt before going to see the apt, that's where craigslist or a simple website with photos can come in handy, be sure to mention your policy of decent credit history and no prior evictions, so you'll have less unqualified applicants to weed through. Maybe offer a first month partial rent rebate after a certain number of months of tenancy. Good luck!
